This modern condo is thoughtfully constructed within a historic 1907 two-story building in a vibrant St. Louis neighborhood. The 1,000-square-foot space utilizes existing window openings, smart planning strategies, and passive sustainable design to reduce energy costs and limit waste.
The original lath and plaster ceiling structure was reclaimed and repurposed to create furniture and reclad the existing staircase. The west and south-facing walls were super insulated to limit heat transfer. Rigid insulation was added above the roof to replace low-performing loose fill ceiling insulation. Phase change material was also added into the ceiling cavity to help regulate temperature swings.
The result of these efforts made a one-of-a-kind two-bedroom condo that celebrates the historic structure of the building while also being energy efficient.
